One Building, Two Different Projects; Tiffin Spec Building Offers Incredible Value; and High Performance Award Winner

Stacy’s Place and Tri-County Vet Clinic

In 2008, Dr. Tim Stacy purchased a former UAW Hall in Fostoria, Ohio knowing his growing Tri-County Vet Clinic would one day require additional space. The 20,000 square foot building comprised of two sides - one half outfitted with offices and a union health clinic, and the other half a rental hall for wedding receptions, conferences, and other events.

He had a vision to upgrade both the interior and exterior of rental hall, modify the office area into a state of the art animal care facility, and build an addition with more bathrooms, a large catering kitchen, a chapel, and a bridal parlor. Several years went by and in July 2017 Dr. Stacy was ready for renovations and Clouse Construction broke ground on Stacy's Place and Tri-County Vet Clinic.

Designing sound barriers was crucial as weddings and other events would be taking place in the same building where dogs would be kenneled. The separation walls between the rental hall and the vet clinic were constructed using sound batts in the stud cavities and green glue between drywall layers. In addition, the HVAC in the dog kennels, cat areas, and grooming rooms was split from the rental hall to separate air intake and exhaust, ultimately controlling odors, dander, and hair. Outside, an arborvitae island was planted to shield the exterior kennels from rental hall views.

In the vet clinic, the dog and cat areas, x-ray room, and drug vault were built using epoxy coated masonry walls, floor, and base to aid with cleanliness and abuse resistance. The exterior kennels were also built with epoxy painted masonry and “kennel grass,” which is artificial turf for dogs. Inside, the surgery and treatment areas were serviced with a backup generator in case of power outages. 

Other updates included: modernizing the bathrooms; renovating the kitchen with ample space for catering; removing, replacing and splitting all utilities; creating exterior green space and swales to move water away from the foundation; upgrading the roof drainage system to underground perimeter drainage tile and downspout boots; grout jacking the slab edges to bring interior slabs level with the building’s perimeter; and fully suppressing the building with a sprinkler system which required a new Pump Room and a separate underground fire line.

The end result - Stacy’s Place and Tri-County Vet Clinic - is a showpiece for the community and we are proud to have been trusted with the detailed project.
