2018 has started off well. Many clients are telling us that sales have held firm over the Xmas break and demand for residential land remains strong. The real and ongoing challenge of finding new sites and opportunities continues to be a major problem in refilling or building future project pipelines. 
 
Whilst we’ve had some success working with landowners and helping clients secure projects and approvals, it’s very clear that there aren’t any easy projects left. One particular issue that keeps arising is that of Legal Point of Discharge (LPOD) and needing easements or downstream discharge consent to achieve it. Many Councils interpret LPOD requirements differently which is a challenge in itself.
 
In this newsletter we offer guidance on how to deal with the LPOD issue and take the opportunity to share some team and project news.

Troy joins the PEAKURBAN team as Principal Engineer in Brisbane. Troy has over 11 years’ experience as a project manager delivering urban development projects across SEQ and WA. In former roles, Troy has helped deliver Bells Reach, Birtinya Island, Aura, Brookwater Dress Circle at Springfield and led the engineering inputs into various Investigation Areas for Gold Coast City Council. Troy’s appointment increases our project delivery capability significantly and aligns with our model of ‘senior people actively engaged doing project work’.

Do you really need a Legal Point of Discharge?

Whether or not a Legal Point of Discharge (LPOD) exists has been for a long time, a very grey and murky area. The consequences of this ambiguity have meant stalled projects, refusal of development applications, cost over-runs and quarantined development sites. We have heard of some developers even needing to store and pump out stormwater!
 
With recent changes to how LPOD requirements are determined, it might be that you do not need discharge consent at all.

Congratulations to Ryan Ashworth - Our latest RPEQ

Congratulations to Ryan Ashworth for achieving his Registered Professional Engineer Queensland (RPEQ) qualification. Ryan has over 8 years' experience delivering urban development projects and has been with PEAKURBAN for just over 1 year now. Ryan was assessed and recognized by his peers as having the qualification, experience and competency of an engineer that operates at the highest level. Ryan was also appointed a Chartered Professional Engineer (CPEng) and recognised on the National Engineering Register (NER). Well done Ryan.

The Orchard, Doolandella
The team at PEAKURBAN are currently working with Villa World to deliver their project at Blunder Road, Doolandella known as “The Orchard”. PEAKURBAN completed the detailed design for the 116-lot project which included an intersection upgrade at Brookside Street, as well as a 33-townhouse precinct.

Construction of Stage 1 is nearing completion with the remaining 3 stages due to be completed by the end of May 2018. Our brief was to deliver the project as quickly as possible and we were able to complete design, obtain authority approvals and complete the tender phase ready for construction to commence within 4 months of receiving our commission.

Kevin Morse, Villa World’s Development Manager for The Orchard has been very pleased with their decision to engage PEAKURBAN:

“Villa World are very pleased to work with PEAKURBAN on The Orchard. They have been extremely proactive and responsive to our requests to expedite the construction program and were able to find solutions to issues before they became problems. We were particularly impressed with how they identified potential cost savings during detailed design that ultimately reduced our construction cost for the project. The way they managed the approvals with Council and QUU was key in delivering ahead of program”.
