Pepper Money launch Limited Company Buy To Let products and criteria/rate changes

• Pepper Money emerged with their most exciting launch in the last 16 months, with a slew of rate changes across many of their products, criteria changes and a new Limited Company Buy to Let product range.

• The new range of Limited Company Buy to Let products, includes; 2 and 5 year fixed rates, with a 125% rental calculation. The products are suitable for first time landlords, old hands, and those with adverse credit as recently as six months ago.

Last week West One released a Limited Edition BTL fixed-rate range designed to help new Landlords. Some key features of the Limited Edition product include:

• Not available to portfolio landlords (i.e. Only available to those with 3 or less mortgaged properties at the point of application).
• Standard Properties only – not available for HMOs or Air BnB
• Maximum single loan size is £500k across all available LTV bandings
• Maximum of 3 cases to a max total exposure of £750k on this range per applicant.
• This range is available at 65% / 70% / 75% LTV bandings only, rates shown on the product guide attached.

Lendinvest release new Buy To Let product range

• Your clients can now borrow up to £2 million at 70% LTV for standard properties and small HMOs, and up to £3 million for Large HMOs and MUFBs.

• They’ve redefined their HMO products, so they now consider a small HMO to be up to 8 rooms and large HMOs between 9 and 15. Lendinvest still do investment valuations for all HMOs 7 rooms and above.

• Lendinvest now lend on MUFBs up to 10 units, with a new max loan up to £3 million available and have kept the same low rates, starting at 2.89%, and have a £500 legal fee cashback offer and reduced valuation fees on standard property types.
