Goodbye Summer! What a relief it was to see a mostly forest fire free summer. We really appreciated the clear skies and loved getting out and spending time with our respective families. That being said, we had a very busy summer in real estate. We personally saw a lot of buying and selling activity for condos and, to a lesser extent, detached houses. We have also seen a lot of interest in townhouses but this has not translated as much to actual purchases.

As we have discussed before, there are a lot of buyers who have been wanting to enter the market or move up to a larger home. However, they have been waiting on the sidelines, concerned that the market was going to continue to push down. Buyers seem to be feeling that the prices for condos and houses are better reflecting true market value - good news for sellers. However, there still seems to be some room in the townhouses market. This is reflected in the FVREB statistics.

We do expect the fall to continue to be busy. If you have questions, do give us a call. 
  • August is traditionally one of the slowest months of the year, and definitley quieter than July for sales activity. So it is no surprise to see sales down when compared to last month. The more significant statistic is the comparison to last year which shows significant increases for houses and condos. 
  • For detached houses, we saw fewer new listings coming onto the market compared to July with a resulting decrease in the total active listings available. This is likely to change come September when we tend to see more properties come to market. This is good news for buyers who have not yet been able to find that perfect property.
  • It was a tale of two markets when looking at townhouses and condos.
    • Townhouse sales were down from both a month ago and last year. Inventory is high in the townhouse market compared to a year ago. This may be because sellers realize it is a good time to trade up to a house and so there are a lot more sellers putting their townhouses on the market.
    • Condos sales have really picked up last month with the bulk of the sales occurring under $500,000. The drop in prices in that market has been motivating buyers to purchase.
  • When sales are broken down for South Surrey/White Rock we saw the following: 
    • detached houses priced below $1,000,000 accounted for 18% of the sales last month with an additional 44% of the sales coming from houses between $1,000,000 and $1,500,000.
    • there were 6 sales above $2,750,000.
    • for detached homes, there were 10 sales for every 100 active listings (a 10% sales to active listings ratio*).
    • the most active price band for attached properties were those priced under $600,000, taking up 69% of the total sales. This includes condos and townhouses. The price band between $600,000 and $800,000 accounted for an additional 18% of sales. 
    • the overall attached South Surrey/White Rock market has a 20% sales ratio average (20 sales for every 100 listings). 
* A sales to active listings ratio between 12 to 20 percent is considered a balanced market. Below 12 percent is considered a buyer's market and above 20 percent is considered a seller's market.
