Well, the big news for us this month is our move from Bay Realty to Macdonald Realty! Both of us started our real estate careers with Bay and loved working there. We really appreciated being with a company that was an integral part of the White Rock/South Surrey community for over 40 years. For Rhys this was particularly bittersweet. Rhys grew up with Bay as his father was one of the long-time owners. But the time was right for Bay to join forces with Macdonald and become part of an organization with offices located throughout the Lower Mainland and in China.

After a combined 25 years at Bay Realty it feels a bit strange for us to walk in the door of the new office. However, it is not an entirely new experience as we know many of the local Macdonald realtors. We have enjoyed working with Macdonald realtors in the past and very much appreciated their professionalism. It is reassuring to know we are joining a real estate team that has the same dedication to clients as we have. To be a part of that team is exciting and we are looking forward to working at Macdonald.

  • September was noticeably busier both in terms of sales and the number of new listings coming on the market when compared to last month and the same month last year.
  • We have seen a lot of buyers wanting to enter the market for some time but holding off for fear of buying in a downward moving market. Buyers seem to feel more confident that the time is right for buying into the market.
    Sellers are also recognizing that the market has changed and pricing accordingly, resulting in more sales.
  • For detached houses, there was a spike in new listings this month, though the overall active listings actually dipped. This is likely due to the increase in sales and some listings, long on the market, being taken off. 
  • The significant increase in sales compared to last year is promising for the market overall.
  • The attached market is picking up steam with new listings, active listings, and sales up when compared to August and to the same time last year (other than townhouse sales a year ago). This reflects our comments from last month when we noted that the summer is traditionally slower  and that we expected to see more activity in September. Buyers are having an increased selection from which to choose.
  • We continue to see a lot of activity for condos, more so than townhouses. First-time buyers are definitely taking advantage of the market correction and taking the opportunity to get into the market by buying a condo. 
  • When sales are broken down for South Surrey/White Rock we saw the following: 
    • 39% of the total attached market sales were condos priced under $500,000.
    • The most active price band for attached properties - both condos and townhouses - was between $300K - $600K, accounting for 64% of all the attached properties sold.
    • detached houses priced below $1,500,000 totalled 63% of the total sales for houses; with those between $1,000,000 - $1,500,000 accounting for 48% of the sales last month. There were 6 sales above $2,000,000
    • for detached homes, there were 10 sales for every 100 active listings (a 10% sales to active listings ratio*).
    • the overall attached South Surrey/White Rock market has a 21% sales ratio average (21 sales for every 100 listings). 
* A sales to active listings ratio between 12 to 20 percent is considered a balanced market. Below 12 percent is considered a buyer's market and above 20 percent is considered a seller's market.

Effective Oct 1st, leashed and licensed dogs will be allowed to walk the White Rock promenade. For a lot of dog owners this is welcome news. Others have concerns that there will be dogs running amok and doodoo's left behind. Let's hope everyone shows responsible dog ownership and cleans up after their pooch.
