As usual there is a lot going on in our community. We wanted to catch you up on a few important issues.
Chimney Flashing :
We are in the process of working with the roofing company with regard to the flashing issues noted by the members of the association. An inspection from an outside source is being set up. We will advise if any interior access is required for this inspection.
The following is a summary of the motion that was approved by the HOA Board on February 27, 2020. This motion is an attempt to protect the community by reducing delinquencies, increasing awareness of the severity of late payments and improving cash flow for Curlew Landings. Effective date is March 1, 2020.
If any unit owner has not paid their assessment (monthly or special) 15 days from the due date, a $25.00 late fee will be added to their ledger. If any unit owner has not paid any assessment 15 days from the following month's due date, the account will automatically be sent to the attorney for collection. The collection attorney will send the required "Intent to Lien” letter. If the account is not cleared according to the "Intent to Lien" letter, the attorney will then record a lien on the property. All owners are responsible for attorney’s fees. (Please refer to the Declaration of Covenants, Conditions and Restrictions for Curlew Landings.)
Please do not drive golf carts on grass to avoid further damage to irrigation system.

LESSEES (RENTERS) – Unit owners are responsible for the conduct of their lessee or tenants and shall be responsible for their compliance with rules of the Association. All lessees or tenants shall be subject to approval by the Board, prior to the lessee moving in. Please be sure your lessee has a copy of these Rules and Guidelines. Under no circumstances may a secondary area within a unit be rented out. Only ONE lessee per unit. The unit may only be rented out for a MINIMUM of 90 days. All lessees must be approved by the board using the RENTAL/TENANT Application on the website (https://www.curlewlandings.org/documents).
Any violation to the above policy the owner may face possible fining and eviction of their lessee. Any questions if your lessee is on record, please contact Ameri-Tech Community Management for verification.
